Access Statement


We aim to cater for the needs of all visitors in our home based 3 bedroom bed & breakfast. The following statement is a summary of our provision. If you have any queries please feel free to call us. 


  • The main railway station is 8 miles away by car,
  • There is a local taxi service that has accessible taxis if required, we can make a booking for you
  • We have a basic website
  • You can make a booking via phone or e-mail (details below)

Arrival & Car Parking 

  • No marked parking bays but there is ample room for all cars
  • The surface is level, flat and gravel
  • The is sensor lighting
  • We can assist guest with luggage

Main Entrance & Reception 

  • There is one 8cm (3”) high, stone step which is 107cm (42”) from the front door
  • The front door is always locked the door bell is situated on the right and is 145cm(57”) from the ground
  • The doorway is 104cm (41”) wide and is left hinged.
  • On entry to our home there is a large hallway 3m X 5m
  • The floor is stone flagged with rugs
  • The hall way is 

Public Areas 

  • There is a wide, stone flagged corridor leading to the dining room
  • Left hinged doorway 100cm (39”) into dining room
  • A public toilet is available on the ground floor
  • There are no steps

The Dining Room

  • The flooring in the dining room is wooden and there is a rug
  • Breakfast is served in the dining room on the ground floor
  • Breakfast is served at the large dining table 2.4.mtrs (94”) long x 85cm (33”) wide. Underspace 70cm (28”)
  • ‘There are movable chairs with and without arms
  • We do not play background music in any area of the B & B 

The Staircase 

  • Is to the Left of the front entrance
  • There are 4 stairs and then a left hand turn, continues straight for 8 stairs before another left turn and the final 4 stairs.
  • The wooden hand rail is on the right
  • There is carpeted runner and on the wooden staircase
  • Stairs are18cm (7”) high,  26cm (10”) deep and 110cm (43”) wide 

The Bedrooms 

There are three bedrooms all on the first floor .Two bedrooms have ensuite facilities the third bedroom has private bathroom 

Double Bedroom

  • The door width 0.92m
  • The double bed is 0.52 high in height
  • There is one armchair  and one occasional chair (no arms)
  • There are two windows
  • There is an ensuite shower room ( see below for details)
  • Fitted short pile carpet.
  • Hand basin with mirror over

Twin Bedroom Suite  (with private bathroom)

  • Door width 0.9m
  • The singe beds are 0.65m high
  • There is approximately 1 metre between the two beds
  • Distance between wardrobe and one single bed is 0.5m
  • There is one armchair, an occasional chair, dressing table with mirror and large wardrobe
  • Television with remote control
  • Ensuite bath and shower ( see below for details\0
  • Fitted short pile carpet

Twin Bedroom Suite   (with private bathroom) 

  • Door width 0.9m
  • The single bed are 0.6m high
  • There is 1 metre between the beds
  • There is a chest of drawers, dressing table with mirror, armchair, occasional chair and small desk

  • Hand basin with mirror over
  • Fitted short pile carpet

  • Mobile phone reception is moderate
  • We are able to use front and back doors for evacuation in emergency. There is a French door from the lounge.
  • This is a non smoking household
